Upon my retirement, my wife and I were contemplating a move from Pennsylvania to Cape Coral, Florida. In the preliminary stages of our research into the housing market in Cape Coral, we inquired, over the internet about a house listed with Sellstate. Frank Simms responded to our inquiries and continued, over several months, to send us information on properties that met the criteria we had specified. 

We decided to more formally explore the market by scheduling a trip to Cape Coral the week of August 30th through July 8th and made an appointment to view homes with Frank. Sensing our lack of knowledge with the Cape Coral area, Frank went out of his way during the week to show us the sights and explain the local rules and regulations while traveling to the many homes we visited. 

As we were totally unfamiliar with construction norms and quality in Florida, Frank was of immense help in pointing out the positives and negatives of each home we viewed. Because of Frank's honesty, construction knowledge, and continuing tutorial on the benefits of Cape Coral living, my wife and I decided upon a home and, after the usual negotiation, signed a purchase agreement on Sunday morning with Frank by our side, instead of with his family. 

During the approval, inspection, and settlement process, Frank was always available to provide support to us in Pennsylvania - contacting the mortgage company, inspectors, HVAC contractors, etc. he was instrumental in making the purchase process as smooth as possible. After settlement and receiving his commission, Frank continues his efforts to follow through on our successful transition to Florida. He consistently makes himself available to answer questions and provide support while the property remains empty during our four week transition period from Pennsylvania to Florida.
